Foundation:
Engineer-designed 4" thick concrete slab
with perimeter and cross grade beams 18"
deep (or to bedrock) with 1/2" rebar in
the grade beams and 3/8" rebar placed in
a grid 16" on center in the slab. The foundation
will have a minimum strength of 3000 PSI after
30 days.
Framing Material:
Industry standard 2" x 4" framing
16" on center. 2" x 6" pine
door and window headers and a double 2"
x 12" pine header for the overhead door.
Use 2" x 12" ceiling joist 16"
on center, use engineered ceiling joist for
garages over 21' in length and width or with
attic decking. Use 2" x 6" rafters
spaced 24" on center.
Siding:
1" x 8" Hardiplank fiber cement
siding with wood texture.
Garage Door:
16' x 7' steel raised panel garage door with
opener and 2 remote controls from the Overhead
Door Co.
Entry Door:
3'0" x 6'8" steel raised
panel entry door and hardware.
Roof:
Our standard garage has a hip roof with a
6/12 pitch. We use 30-year laminate shingles
to match the house as close as possible. We
use a roof turbine for attic ventilation.
Soffit:
Frame closed 6" soffit and 6" fascia
board trim.
Electrical:
Electrical service to garage is placed underground
(if possible). A licensed master electrician
oversees all electrical work. Lighting includes
exterior motion light, interior 4' florescent
shop light and wall sconce by side entry door.
We also install 5 110V outlets on a GFCI circuit.
